Building Repairs on Summerchase in Orange Beach, AL

Coastal Contractors was chosen as the general contractor over Hurrican Sally renovations for Summerchase. The project included a complete replacement of the roofing system, a new waterproofing envelope consisting of coatings and sealants, the repair of structural post tension cables and the repair of interior units that were damaged from water intrusion. The existing roof was removed down to the deck, and a new roofing system was installed. The roofing system was installed with the scheduling of the removal and replacement of individual AC units to minimize the down time and protection the individuals within the condo. Cell tower companies were also involved through the removal of cell towers and skid systems. The new waterproofing envelope system has proven itself effective with multiple storms that have followed. The coating was completed with self-cleaning products to keep the aesthetics of the building looking as well as they perform. During the inspection of the building, multiple post tension cables were found to have failed. After an engineer report was written, the repairs were made followed by a final inspection and approval of the engineer. Over 80% of the units were affected by water intrusion from Hurricane Sally. Saturated sheetrock, cabinets and other interior materials were removed down to the studs. The units were rebuilt, and the building was back in rental by the beginning of summer season.
